Illuminati Surveyors provides independent RICS Home Surveys for buyers across Blackpool, the Fylde Coast, Wyre, Preston and the wider Lancashire area. Surveys are carried out personally by Simon, giving clients direct contact with their surveyor from enquiry through to report.

 

We are based in Blackpool and operate as a service-area surveying firm. We do not operate a public walk-in office, but we inspect residential properties across a wide local area by appointment.

Blackpool

Illuminati Surveyors is based in Blackpool and regularly provides RICS Home Survey Level 2 and Level 3 reports for buyers across the town and surrounding neighbourhoods. We cover the Fylde area, including Lytham, St Annes, Ansdell, Wrea Green, Kirkham, Wesham and nearby villages. Properties across Fylde can vary significantly, from traditional houses and bungalows to larger detached homes, coastal properties, period homes and modern developments.

 

A RICS Home Survey can help buyers understand visible defects, maintenance issues and potential risks before exchange of contracts.

Wyre

 Illuminati Surveyors also covers Wyre, including Poulton-le-Fylde, Thornton Cleveleys, Cleveleys, Fleetwood, Carleton, Hambleton, Stalmine, Preesall, Knott End, Pilling and the surrounding Over Wyre villages.

 

Properties in Wyre include older housing, coastal homes, bungalows, traditional construction, altered properties and newer estates. Where a property is older, extended, altered or visibly in poorer condition, a Level 3 Building Survey may be more appropriate than a Level 2 Home Survey.

 

Preston

 We provide survey services across Preston and surrounding areas, including Fulwood, Cottam, Broughton, Ingol, Lea, Penwortham, Walton-le-Dale, Bamber Bridge and nearby locations.


Preston and its surrounding suburbs include a broad range of residential property, from older terraced homes and inter-war housing to modern estates and larger family properties. The appropriate survey level will depend on the property type, age, condition, complexity and any specific concerns you may have.

 

Wider Lancashire Coverage

 In addition to our core areas, Illuminati Surveyors may also cover other parts of Lancashire depending on location, availability and property suitability. This can include areas such as Chorley, Southport, Longridge, Garstang, Lancaster, Ribble Valley and surrounding towns and villages.

 As a guide, our main survey area extends outwards from Blackpool across the Fylde Coast, Wyre, Preston and nearby Lancashire towns. We regularly cover properties to the north, south and east of Blackpool, subject to the property location, access arrangements, complexity and survey availability.

 

Because we operate by appointment, clients do not need to visit an office. Enquiries, quotations, booking, report delivery and post-survey discussions can be handled directly with Simon.

As a first time buyer going through the house buying process has been one of the most stressful things I've done. As part of that process you'll more than likely be looking at getting a RICS survey done at some point during. Do yourself a favour and go with Illuminati Surveyors. Simon was able to get me booked in within a week when I was being quoted 1+ months for a survey and the price was very competitive. The survey report was extensive and so much time and effort must go in to creating such an extensive report. Simon provided us with so much information not only just about how the property is at this moment in time, but he also provided invaluable information regarding future proofing our new home. Communication was excellent throughout, and booking the survey couldn't have been easier.The Level 2 survey was unbelievably thorough. Having since compared it with reports friends have received from other surveyors, Simon's was in a different league. The level of detail, the explanations and the care that had clearly gone into it were outstanding.
