Which Survey Do You Need?
The most suitable survey depends on the property’s construction, condition, complexity and alteration history. Age can be relevant, but it should not be used as the only deciding factor.
A relatively modern property may still require a Level 3 survey if it has been substantially altered, extended, poorly maintained or shows signs of significant defects. Equally, some older properties may be suitable for a Level 2 survey where they are conventionally constructed and appear to be in reasonable condition.
Level 2 and Level 3 Survey Comparison
RICS Home Survey Level 2
A Level 2 Home Survey is suitable for many conventionally constructed houses, bungalows and flats that appear to be in reasonable condition.
It provides:
- an overview of the property’s visible condition;
- identification of significant defects;
- RICS condition ratings;
- advice on matters requiring repair or further investigation; and
- clear guidance on issues that may affect your purchase.
A Level 2 survey is generally less detailed than a Level 3 survey and is not normally recommended for properties that are heavily altered, unusually constructed or visibly deteriorated.
RICS Home Survey Level 3
A Level 3 Home Survey provides a more detailed visual assessment of the property and is generally more suitable for buildings that are:
- older or of traditional construction;
- altered, extended or converted;
- unusually constructed;
- in poor or neglected condition;
- showing evidence of significant defects; or
- being purchased with major renovation work in mind.
The report provides more detailed commentary on visible defects, likely causes, repair considerations and the possible consequences of failing to address significant problems.

What Does the Inspection Include?
Both Level 2 and Level 3 Home Surveys are based on a visual, non-invasive inspection.
The surveyor inspects accessible parts of the property without opening up the building or causing damage. Furniture, floor coverings, stored possessions and fixed finishes are not normally moved or removed.
Services such as the electrical installation, gas installation, heating system, drainage and appliances are not tested. Where appropriate, further investigation by a suitably qualified contractor may be recommended.
Concealed defects may therefore remain undiscovered.
