Having spent over 15 years in the residential surveying field, I became disillusioned with the industry and it's offer to home buyers.

My solution was founding Illuminati Surveyors. We do things differently here.

My aim is to deliver a great service, in a transparent way that serves you with a great report you can trust.

We are deliberately niche and small for a good reason. Personal service is at the heart of everything that I do.

As an accredited RICS surveyor who is regulated by the RICS & RPSA, I handcraft each house survey report to give you the answers that you need for your particular property.

My reports are comprehensive with lots of photographs.

Unlike larger firms ranked higher on Google you deal solely with me.

No pillar to post, just direct contact with the owner and a competitive price the larger firms may not have the scale to match.

My Homebuyer survey and report (RICS Level 2) fee scale starts at just £375.00.

My Building survey and report (RICS Level 3) fee scale starts at just £499.00.

RICS Accredited Residential Surveyor. Chartered Member of Institute of Building (CIOB) and full member of the Residential Property Surveyors Association (RPSA).

Simon has been involved in the property industry for over 20 years.

In that time, Simon has surveyed and reported on thousands of residential properties. He has the surveying experience to help you with your home purchase.

He has been Clerk of Works on new build residential developments and has extensive experience of snagging works on new build residential developments.

Simon was involved in commercial property surveying early in his career, but then decided to specialise in the residential sector.

He has also managed residential and commercial projects valued up to £1.5 million pounds.

As an accredited RICS Surveyor, Simon acts with transparency, integrity and strives to offer unique unrivalled customer service.

You will not sometimes spend several days waiting for a call back from me. I try and return calls within 15 minutes. Why wait?

Simon lives in Blackpool with his Wife and Daughter.

In his spare time Simon is an advocate for improving special educational need and disabilities (SEND) provision in Blackpool and wider Lancashire, especially for neurodiverse children who struggle in main stream school.

Super efficient local surveyor. I enquired on Wednesday and the survey was carried out on the Friday! The report is really detailed and good at explaining things that I have never come across before. This has definitely been a worthwhile service and I would recommend Illuminati Surveyors to other prospective buyers.
