RICS Home Surveys in Blackpool & Lancashire
We are RICS accredited and regulated local residential surveyors based in Blackpool, serving Blackpool, Wyre & Fylde. Our surveyor has vast property experience across Lancashire.
Our services include RICS Home Surveys, from RICS Home Buyer surveys - Level 2 to RICS Building Survey - Level 3.
As an independent firm, we do not have any links to any lenders or Estate Agents.
You may have been quoted a fee from a recommended surveyor by an Estate Agent. That's great as long as the RICS firm divulge that there may be a referral fee paid by them to the Estate Agent (I have heard this can be 20% of the survey fee you pay).
Common sense says that a surveyor who doesn't involve themselves with such practices, will be more competitive on price because he doesn't add this to his quotation.
Contact Simon to receive a quote that does not include a benefit to an Estate Agent who acts for the vendor.
RICS Home Survey - Level 2
RICS Home Survey (Level 2) – previously called an RICS Homebuyer Report.
Our Level 2 surveys are the most frequently chosen survey and report commissioned by client’s buying a new home.
The RICS Home Survey (Level 2) is a visual inspection of a property, that evaluates the overall condition of a building and highlights any obvious defects.
Our report will assist you to make a reasoned and informed judgement about the property. Crucially, whether you make the decision to purchase or not.
The Royal Institution of Chartered Surveyors (RICS) have decreed that a Home Survey (Level 2) is the most appropriate for modern homes of conventional construction that are in a reasonable state of repair.
For older buildings that require (or have undergone) major alterations or refurbishment, or those built with non-standard methods and materials, they recommend that a detailed RICS Home Survey (Level 3), formally called a RICS Building Survey is chosen.
My RICS Homebuyer survey and report (RICS Level 2) fee scale starts at just £375.00.

RICS Home Survey - Level 3
RICS Home Survey (Level 3) – previously called an RICS Building Survey.
The RICS Home Survey (Level 3) assesses the construction of a building and its structural integrity. It is designed to provide a greater explanation of any defects, along with recommendations for remedial action.
It is usually recommended for buildings over 70-80 years old, or with significant historical damage.
All of our RICS Home Survey reports use the RICS standard reporting traffic light system. This enables clients to easily understand areas of the property that need attention free of industry jargon.
Green: no action required.
Amber: defects requiring attention and repair but not urgently.
Red: serious defects requiring urgent attention and repair.
My RICS Building survey and report (RICS Level 3) fee scale starts at just £650.00.
